DSCR, Fix & Flip, and apartment-building and mixed-use financing for U.S. investment properties. Share the property, operating picture, and timing for a broker-led review.
Our Loan Programs
Choose a route by property, operating plan and hold horizon. Financing is for U.S. investment properties; eligibility and approval vary.
DSCR Rental Loans
Long-term rental financing based on property cash flow. A selected option may consider eligible multifamily up to 12 units.
Fix & Flip
Short-term purchase or refinance financing for eligible renovation and resale projects.
Multifamily & Mixed-Use
Broker review of U.S. apartment buildings and mixed-use investment properties, from bridge and value-add to longer-term scenarios.
Blanket DSCR Portfolio
One blanket loan may cover 5β20 separate 1β4-unit rentals. It is not financing for one apartment building.
Start with the property's operating story
Apartment buildings bring multiple leases and rent streams together under one roof. Unit mix and operating scale can create opportunity, but vacancy, turnover, repairs, taxes, insurance, utilities, and management all affect what remains after expenses.
Mixed-use properties add a distinct operating picture. Residential units alongside retail, office, or other commercial space may diversify revenue, while requiring careful review of lease terms, permitted uses, tenant improvements, expenses, and vacancy cycles.
Investor1st Funding reviews U.S. investment-property scenarios as a broker. Share realistic rents, occupancy, expenses, condition, planned work, requested proceeds, and timing. Eligibility, terms, and approval depend on the property, borrower, capital-partner availability, and underwriting.
How We're Different
We built our process around matching each deal to the capital partner built for it.
Deal-Operator Underwriting
Deals are reviewed by our origination team before submission β rent rolls, unit mix, and current use β not rubber-stamped through a portal.
Transparent Origination Model
We originate, our capital partners fund. We tell you exactly how that works β we don't pretend to be the lender.
Product-Appropriate Matching
DSCR, Fix & Flip, and multifamily scenarios are reviewed for fit with capital-partner criteria β not forced into one template.
Why We Originate Instead of Lend
Investor1st Funding is a loan origination platform. We are not NMLS-licensed and we are not the lender of record on the loans we help close. Here's plainly what that means: we take your deal, package it, and submit it to third-party capital partners who fund and hold the loan. Our origination team submits qualified deals to our capital partners for underwriting, and final approval is theirs.
We tell you this upfront because a lot of brokers in this space present themselves as the lender when they're not. We think that's a bad way to do business with someone about to sign a note for hundreds of thousands of dollars. Knowing who actually holds your loan β and who is underwriting it β matters, and you should know it before you submit a deal, not after you're under contract.
This structure also produces better outcomes for borrowers. Because we don't hold loans on our own balance sheet, we're not incentivized to push you into whatever product we happen to be funding that quarter β we match your deal to the capital partner whose guidelines and pricing actually fit it. Broker-quality deal review, lender-quality execution, without the pretense that we hold the paper. All loan terms are subject to capital partner approval and underwriting. Business-purpose loans only.
