DSCR Rental Loans

DSCR Rental Loans for U.S. Investment Properties

Investor1st Funding helps U.S. property investors explore DSCR financing for rental purchases and refinances. Many residential options focus on 1–4 units; a selected buy-and-hold option may consider eligible multifamily properties up to 12 units. Eligible cash-flow underwriting may not use W-2 income qualification, but other documentation and approval still apply. Business-purpose financing only.

    Buy-and-hold DSCR

Build a rental portfolio on a longer horizon.

Long-term rental ownership can be part of a plan for financial stability, potential rental income, and equity over time—while keeping room to consider the next opportunity. Investor1st Funding helps investors explore flexible, investor-focused financing for a purchase or refinance.

Whether you are buying your first rental, scaling several properties, or managing a portfolio, a DSCR review considers the property and the selected program. Rental ownership still involves expenses, vacancy, and uncertainty; it is not guaranteed to be passive or produce steady returns, and financing is subject to approval.

    How a DSCR review works

For eligible U.S. investment properties, DSCR underwriting evaluates rental income against the property's modeled debt payment. The selected program determines the ratio, documentation, leverage, and property requirements.

DSCR is monthly rental income divided by the property's total monthly payment (principal, interest, taxes, insurance, and HOA where applicable). A 1.0x ratio means rent covers that modeled payment before other ownership expenses; it does not establish net cash flow or guarantee investment returns. Standard options look for 1.0x; eligible zero-ratio scenarios may also be considered under separate program requirements.

Property scope overlaps: many residential DSCR programs focus on 1–4 units, while this selected option may consider eligible multifamily properties up to 12 units. Choose by the deal, not unit count alone. A stabilized rental with supportable rental cash flow may fit DSCR; bridge, value-add, lease-up, mixed-use, or more complex property-level capital review may fit the separate Multifamily & Mixed-Use path. One apartment building is different from a blanket loan that bundles several separate rentals.

Choose the financing path by project

    DSCR rental hold

A stabilized U.S. rental where property cash flow and a longer-term hold are central. Eligible multifamily may be considered up to 12 units.

    Multifamily & Mixed-Use

Consider this path for bridge or value-add plans, lease-up, mixed-use buildings, or a more involved property-level operating review.

    Blanket DSCR portfolio

One loan across 5–20 separate 1–4-unit rental properties—not one apartment building.

    Frequently Asked Questions

    What is a DSCR loan?

DSCR stands for Debt Service Coverage Ratio. A DSCR loan qualifies a real estate investor based on the property's rental income relative to its debt payment, instead of the borrower's personal income or tax returns. It's a business-purpose loan for investment property only.

Can I get a DSCR loan on a small multifamily property?

Many residential DSCR options are designed for 1–4 unit properties. A selected buy-and-hold option may consider eligible multifamily properties up to 12 units, subject to property and program review. Apartment buildings and mixed-use properties may also be reviewed through our multifamily financing options.

Why do many residential DSCR options focus on four or fewer units?

Many residential DSCR products use a 1–4 unit property scope, but that is not a universal limit across every option. Eligibility depends on the selected program, property, and review. Larger apartment and mixed-use properties can be considered separately.

What DSCR ratio do I need to qualify?

Standard DSCR options look for a ratio of 1.0x, meaning rental income covers the full monthly payment including principal, interest, taxes, insurance, and any HOA dues. Below-1.0x and zero-ratio options may also be available for eligible scenarios, with program-specific leverage and underwriting requirements.

How fast can a DSCR loan close?

An indicative timeline for the selected buy-and-hold option is 30–45 days. Some eligible files that are complete may close in as little as 30 days, but timing is not guaranteed and depends on the property, documentation, third parties, and underwriting.

Can I get a DSCR loan on a mixed-use property?

Mixed-use property eligibility is program-dependent. Share the property details for review or see our separate multifamily and mixed-use financing options.

Does qualifying on rental income mean no other documentation is needed?

No. Eligible cash-flow underwriting may not require W-2 income documentation, but it is not a no-documentation loan. Credit, assets, property information, and other documentation may still be reviewed depending on the selected program.
