    # DSCR Loans Explained: How to Qualify on Property Income, Not Your Own

A DSCR loan is one of the most powerful tools available to real estate investors — and one of the most misunderstood. Here's what you need to know.

    What Is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio. It's a way lenders measure whether a rental property generates enough income to cover its loan payments.

DSCR Formula: > DSCR = Monthly Gross Rent ÷ Monthly PITIA (Principal + Interest + Taxes + Insurance + HOA)

A DSCR of 1.0 means the property breaks even. A DSCR of 1.25 means it generates 25% more income than the debt costs.

    Why DSCR Loans Are Different

Traditional mortgage loans require: - W-2 income or tax returns - Debt-to-income (DTI) calculation - Employment verification - Limits on the number of financed properties

DSCR loans require none of that. Qualification is based entirely on the property's performance.

Who Benefits Most From DSCR Loans

    • Self-employed investors who write off income and show low taxable income
    • Portfolio builders with 5, 10, or 20+ financed properties
    • Business owners who can't document income traditionally
    • High earners who want to scale faster than DTI limits allow

    Common DSCR Loan Terms

    ParameterTypical Range
    Minimum DSCR1.0 – 1.25
    LTV (Purchase)Up to 80%
    LTV (Refinance)Up to 75%
    Loan Amounts$75K – $2M+
    Terms30-year fixed, 5/1 ARM, 7/1 ARM
    Min. Credit Score620 – 660

    Short-Term Rental (STR) Income

Many DSCR lenders will now accept Airbnb and VRBO income — using your listing's actual revenue history or a market-rate STR appraisal. This is a major advantage for investors in Florida, Tennessee, or any tourist-heavy market.

    Tips for Improving Your DSCR

    1. Increase rent — Even small rent increases move the DSCR meaningfully
    2. Buy in high-rent markets — More rent per dollar of purchase price
    3. Reduce insurance costs — Shop multiple carriers each year
    4. Reduce HOA exposure — Avoid high-HOA properties when DSCR is tight
    5. Use interest-only periods — Some lenders offer IO options that improve DSCR on the front end
