Fix-and-flip financing is for eligible U.S. properties, whether purchasing or refinancing. Foreign-national borrowers may contact us to discuss a deal; borrower eligibility and documentation depend on the selected program.
From address to payoff
A four-stage review
Send the deal
Share the U.S. property address, purchase or refinance details, a line-item scope of work, an after-repair value supported by comparable sales, your exit plan, and relevant project experience.
Review the file
Investor1st coordinates with capital partners to assess the property, credit, assets, scope, valuation, experience, and required documentation. Property-focused underwriting may not require tax-return income qualification, but it is not a no-document or no-credit process.
Close when the file is ready
A 5–10 day close may be possible only for complete, eligible files. Timing depends on the property, valuation, title, documentation, capital partner, and other review; it is not guaranteed.
Manage draws and your exit
Rehab funds are generally held back and released against completed work and inspection milestones—not paid out as cash at closing. Plan working capital to carry the project between draws.
Scope shapes structure
Plan the work—and the draw schedule
A paint-and-carpet turn and a structural rebuild behave like different loans. The work plan affects inspection milestones, valuation, contingencies, and how much cash you may need between draws. All scopes remain subject to property and capital-partner underwriting.
01 / Cosmetic Rehab
Paint, carpet, and fixtures typically mean a shorter, simpler draw schedule. The scope and number of draws still depend on the property and underwriting.
02 / Moderate Rehab
Kitchens, baths, HVAC, or wiring can add inspection milestones. Coordinate the sequence of trades and your cash float with the anticipated draw timing.
03 / Heavy Rehab
Structural changes, wall removal, additions, or major rebuilds can require permits, contingencies, and carefully sequenced trades. Future-condition valuation and draw structure are subject to capital-partner review.
Decide on an exit before you start
Your exit is a plan, not a guarantee of future financing. Each option has its own eligibility, approval, costs, and timing.
- Sell: market the property and pay off the loan at sale closing.
- Hold: an eligible completed rental may be considered for a 30-year DSCR refinance, subject to a new application, property fit, and approval. A zero-origination-point option may be available only when offered and confirmed in an individual quote; other charges may apply.
- Need more time: ask about a bridge extension or new loan. Any extension or replacement financing requires new review and may involve new fees, terms, and property/program-fit requirements. Capital partners may change.
Get a deal-specific review
Review the primary terms snapshot above for the program-material rate reference. It is not a current quote, APR or offer. Confirm current availability, deal-specific pricing, fees and points in a written quote. Credit, assets, property and other documentation may be required.
Investor1st Funding is a broker coordinating with capital partners; it does not promise a specific lender, rate, closing date, or automatic refinance. Program availability, approval, and terms are determined for each transaction.
