What Is a Bridge Loan?
A bridge loan is a short-term loan designed to "bridge" the gap between your immediate capital need and your long-term financing solution. They're commonly used by real estate investors who need to close quickly, fund a transitional property, or move on a deal before permanent financing is in place.
Unlike fix & flip loans, bridge loans are not necessarily tied to a renovation project. They work for stabilized properties, light value-add deals, commercial acquisitions, and portfolio transactions — anywhere speed and flexibility matter more than long-term rate.
Investor1st Funding works with a network of wholesale lending partners to source bridge loans across all major asset classes. If the deal has equity and a clear exit strategy, we can structure a bridge solution.
